Roof, hail, and storm coverage in Georgia

How roof age, hail, and wind deductibles affect your Georgia homeowners insurance.

Why your roof matters so much

In Georgia, wind and hail claims are among the largest drivers of homeowners losses, and the roof takes most of the damage. That is why insurers ask about roof age, material, and condition before anything else. A newer roof can mean better pricing and replacement-cost coverage; an older one may lead to actual cash value coverage, a roof inspection, or a required replacement.

Wind/hail deductibles

Many Georgia policies use a separate wind/hail deductible, often 1%, 2%, or 5% of dwelling coverage. On a $300,000 dwelling limit, a 2% deductible is $6,000. A higher deductible lowers premium but raises what you pay after a storm.

Replacement cost vs. actual cash value

With replacement cost roof coverage, the policy pays to replace the roof minus your deductible. With actual cash value, depreciation is subtracted, which can leave a large gap on a 15- or 20-year-old roof. Ask which applies before you buy.

Cosmetic damage exclusions

Some carriers exclude cosmetic hail damage, such as dents on metal roofing or gutters that do not affect function. Read the endorsement so you are not surprised.

Frequently asked questions

Does my Georgia policy cover hail damage to my roof?

Usually yes, subject to your wind/hail deductible. Some policies exclude purely cosmetic damage (dents that do not affect function), especially on metal roofs. Check your policy wording.

What is the difference between replacement cost and actual cash value roof coverage?

Replacement cost pays to replace the roof with similar materials, minus your deductible. Actual cash value subtracts depreciation, so an older roof pays out much less. Many carriers move older roofs to ACV.

Do impact-resistant shingles lower my premium?

Many Georgia insurers offer a credit for Class 4 impact-resistant roofing. The amount varies by carrier and is subject to underwriting.

How soon should I report storm damage?

As soon as practical. Document damage with photos, make temporary repairs to prevent further damage, keep receipts, and be cautious about door-to-door contractors after storms.
